Plan Your Home Sale With a Clear Strategy

Selling well begins before your property reaches the market. Pricing, preparation, presentation and timing all influence how buyers respond—and every seller has different priorities.

Some sellers want to maximize value. Others need to balance price with timing or complete the sale more quickly. My job is to help you understand the tradeoffs, review the supporting market data and build a selling plan around what matters most to you.

I’m David Stephens, a mountain native and Broker/Owner at NextHome Mountain Horizons in Weaverville. I help property owners throughout Asheville and the surrounding Western North Carolina mountains prepare, position and market their homes.

You will work directly with me—not a call center or a collection of team members. I will explain your options, provide honest recommendations and keep you informed throughout the process.

1. Understand Your Priorities

We begin with your property, goals and preferred timing.

We will discuss:

  • The property’s condition and significant improvements.

  • Any known permits, repairs, access agreements or title concerns.

2. Review the Property

I will walk through the home and evaluate it through a buyer’s eyes.

We will identify:

  • Documents or property details we should locate before going live.

The objective is not to make your home perfect. It is to decide where preparation can improve the buyer’s perception and where spending additional money may not be worthwhile.

3. Build the Pricing Strategy

Pricing is positioning.

Your property’s probable market value is usually a range. The listing price determines where the home is positioned within that range and how buyers compare it with competing properties.

My pricing recommendation considers:

  • Recent comparable sales.

  • Current competing listings.

  • Pending sales and market activity.

  • Property condition and improvements.

  • Location, land, views and access.

  • Days on market and recent price reductions.

  • Buyer demand within the property’s price range.

  • Your preferred selling timeline.

We will discuss three primary approaches:

  • Maximize value: Test the upper portion of the supported range while accepting that the sale may take longer.

  • Balance price and timing: Position the property competitively to attract qualified buyers without unnecessarily sacrificing value.

  • Move quickly: Price aggressively when completing the sale within a shorter period is the priority.

The final listing price is always your decision. My responsibility is to give you the evidence and honest guidance needed to make it confidently.


Marketing Your Property

Strong marketing cannot correct an unsupported price, but it can ensure that a well-positioned property receives the presentation and exposure it deserves.

Depending on the property, your marketing plan may include:

Selling Mountain Property Requires Local Knowledge

Western North Carolina properties frequently involve details that do not appear in ordinary home-marketing checklists.

Before listing, we may need to examine:

  • Septic permits and permitted bedroom count.

  • Private or shared roads.

  • Road-maintenance agreements.

Common Seller Questions

How do you determine what my home is worth?

I review comparable sales, current competition, pending activity, market trends and the features of your specific property. An automated estimate cannot fully evaluate condition, land, views, access, improvements or the differences between nearby mountain communities.

Should I renovate before selling?

Not necessarily. Some repairs and improvements can strengthen your position, while others may cost more than they return. I prefer to walk through the property with you before you commit to major projects.

Can you help if I live outside Western North Carolina?

Yes. I regularly help clients manage real estate transactions from another state or country. We can use video, electronic signatures, local professionals and regular updates to handle much of the process remotely.

How far in advance should I contact you?

Contact me as early as you feel comfortable. Additional preparation time can help us address repairs, documents, property details and marketing without unnecessary pressure. Reaching out does not obligate you to list.

Do you sell homes with acreage and mountain estates?

Yes. I work with traditional homes, mountain properties, cabins, acreage, second homes, vacation properties and luxury mountain estates throughout Asheville and Western North Carolina.

Will you tell me if you believe my price is too high?

Yes. You make the final pricing decision, but I will show you the evidence and explain the likely consequences of different pricing strategies. I would rather give you an honest answer than win a listing by agreeing with an unsupported number.
